The proposed McMechen Development will provide approximately 154 units of mixed-income, multifamily housing. It is located West Baltimore and will be built once the existing Pedestal Gardens apartments are demolished. The development will consist of two four-story wood framed elevator buildings. Both buildings will offer a mix of one-, two- and three-bedroom apartments. Community spaces will include a lobby and amenity spaces such as a multi-purpose space, fitness room, computer lounge, offices, retail space, and storage and back-off-house support areas. Both buildings are being designed to achieve Energy Star and National Green Building Standards.
Contextual design studies informed the massing and form of the building since it is located adjacent to historic neighborhoods. The “street wall” concept places the building along the street edge and is punctuated with balconies and contemporary bays, a language design that is prevalent in the historic homes in the neighborhood. The façade is a mix of masonry and fiber cement siding and large high-performance windows which permit plenty of light in the resident units. The building layout also features an amenity space on the fourth floor which will offer views of downtown Baltimore.
