The Audrey is a 118,000 sf age-qualified, income-restricted community in the Town Center of Highlands Ranch, offering a 134-unit mix of studio and 1- and 2-bedroom apartments. Its location offers many neighboring amenities, including the civic green and band shell, public library, a regional transportation bus station, and all the retail offerings of the Town Center and Metro District.
The building itself is designed in a Y shape, allowing a centralized point for community gatherings and elevator conveyance. This geometry also allowed for the mass of the building to be set primarily on a main thoroughfare, which allows ample separation from the smaller scale residences on the adjacent street. The building is a five-story type III-B construction and utilizes the steep site grade for the lowest story to function as a garden level. The first floor offers community common spaces: a fitness and yoga room, leasing and administration, mail, business suite, activities room, and the community great room and reception area. Additionally, each floor has a small neighborhood room for floor-related gatherings and activities.
Financing mechanisms include the LIHTvC 4% non-competitive tax credits. The sustainable features of the project meet the Energy Star and Enterprise Green Community building standards at a certified level.
