Hord Coplan Macht was chosen to design two of the first three mixed-use buildings for the new Baltimore Peninsula neighborhood in South Baltimore. Including the future corporate campus of Under Armour, this exciting new district will leverage the creation of a world class, connective waterfront through parks and green space. Our design promotes a walkable, urban environment with a vibrant mix of uses.
Composed of three bold rectangular forms connected by a glass reveal, ROOST is a 121-unit extended-stay hotel and mixed-use apartment building. Two masonry volumes, featuring retail and walk-up townhomes engage the street and adjacent pocket park. A five-story glass and steel ‘box’, a reference to the sites industrial past, floats over these forms, completing the composition.
The building, positioned on a little under an acre, consists of 6,000 SF of retail space. A shared 8,500 SF amenity space is spread across multiple floors and features a fitness center, lounge, bicycle storage, and mail and package storage. An outdoor terrace featuring a raised pool with water views is provided on the roof of the retail below.
The building form and massing contribute to the urban design goals of the Baltimore Peninsula Master Plan. Inspired by the sites history as a rail yard and industrial hub, Hord Coplan Macht reinterpreted ROOST into a modern expression, honoring the past while welcoming this neighborhood’s exciting future.
