Red Maple Place is the latest addition to the Homes for America portfolio, located in the desirable West Towson neighborhood, which is minutes from the Downtown Towson area. Offering 56 units, the building fronts a main thoroughfare, close to a variety of shopping, entertainment and cultural activities in the Towson Town Center area. Community amenities include a lobby, multi-purpose space, fitness room, conference room, computer lounge, offices, and storage and support areas.
The siting of the building was the biggest challenge to make this project work programmatically and financially. The building fronts Joppa Road and falls off dramatically towards the rear of the parcel—nearly 30 feet below the front elevation. HCM’s affordable housing and planning studios worked closely to lay out the building so that the grading worked well for the building and site program. As a result, this new community is designed as a 56-unit, four-story wood frame structure with parking located under the podium of the building. Red Maple Place will be located above the parking on a portion of the elevated concrete podium, while the remaining portion of the concrete podium will be a dedicated outdoor amenity space and drop off area.
Red Maple Place is seeking National Green Building Standards and will certify under Energy Star for Multifamily High Rise Buildings rating system. They were awarded 9% LIHTC funding in 2018 and was one of the 21 projects awarded funding from a pool of 44.
