Located at the northern edge of downtown Fort Collins, MorningStar is a senior living and mixed-use project that embraces the historic character of Old Town Fort Collins. The four-story building runs the full block, anchored on the street level with 20,000 sf of commercial space. There are two large courtyards serving the community; the communal courtyard is intended for dining and other activities; and the more secluded courtyard is intended to act as a quieter space for more frail residents. The building will be contemporary in character, taking a nod from the historic materials and textures found in the adjacent neighborhood. The main entrance will be designed with hospitality-like elements, creating a formal sense of arrival. Common spaces on the ground floor, such as the entry, bistro dining and lounge, and theater space, will flow between each other and face the large southern courtyard space, allowing for expanded views and a feeling of openness and light. Both street level and alley spaces are will be highly activated with visual interests using landscaping, patio seating for commercial spaces and an urban courtyard at the alley revealing a creative ground level presence. The project is serviced by a new three-story parking structure that has a decorative architectural skin. There are two active railroad lines that run along the western and eastern adjacencies, offering residents and visitors reminders of the active rail transportation that was once so prevalent in the area.
