MetroWest 10

MetroWest 10 is a residential mixed-use building in the heart of the future 10-acre MetroWest town center situated directly south of the Vienna-Fairfax Metro Station, adjacent to Interstate 66 in Fairfax County, Virginia. The future town center is conceived as an enduring place with artfully crafted experiences and a mixed-use, pedestrian-oriented plan designed for connecting neighbors to the community and to each other.

As the first project to be built in the town center, the full-block project is designed to set the tone for the future development and carefully address the future context that is to follow on all four frontages. This includes a variety of ground floor stoop and terrace units on the neighborhood street frontages as well as a vibrant retail and active use program on Royal Victoria Drive, the district’s central boulevard that leads to the metro entrance one block to the north. The corner closest to the metro serves as the primary residential entrance and lobby, and the building mass is dramatically cantilevered in response to its role as entry. This also serves to emphasize the important intersection that will be a primary node on Royal Victoria as more development is realized.

The lobby is connected to the second level amenities by a grand stair. The pool terrace is also located at the second level and overlooks the active drive, contributing to the vibrant atmosphere and helping to break down the scale of the building on this important frontage at the heart of the masterplan.

The design of the building is ordered and unified, with subtle but impactful manipulations that address various local conditions, such as special treatment on the northeast corner, an important vehicular gateway from I-66; careful articulation at the long north and south facades to help modulate the scale of the block; as well as carefully sculpted masonry base that grounds the building to the steep topography. A rich but subdued palette with warm accents helps unify the unique treatments of all four elevations. The result is a handsome and affable building that will stand on its own in the short term, while serving as a contextual keystone block for the future town center.
