Elms Fells Point is a luxury five-story multifamily apartment building with common amenity spaces and integrated parking in the vibrant Fells Point neighborhood along Batimore’s waterfront. In a nod to the community’s historic character, the site’s existing Wolfe Street warehouse was retained, with the two levels being converted into a parking garage, fitness center, residential entry, and storage space. A three-story addition was added on top of the existing warehouse and was set back per the goals of the Fells Point Urban Renewal Plan. A five-story addition was also constructed adjacent to the warehouse to house the leasing center, main amenity space, and residential units. Careful attention was paid to the positioning of the units to offer views of the waterfront from every corner of the building.
The program includes 285 units comprising studio, junior one-bedroom, one-bedroom, one-bedroom and den, and two-bedroom units, as well as 20,000 sf of amenity space. A courtyard and outdoor space are on the ground level, as well as two public courtyards at level three. Private terraces were created for the individual units that are set back from the existing warehouse parapet. The building amenities include a fitness room, pool, multiple lounge spaces, an on-site dog park, co-working space, a bike shop with adjacent bike storage, a mailroom, a leasing suite, and a package storage room.
