Hord Coplan Macht is providing design services for Crescent Communities in the historic district of Deep Ellum in Dallas, Texas. The project capitalizes on the unique history, dynamic culture, current development patterns and rich existing fabric of Deep Ellum. Imbibed with a nearly 100-year old musical tradition, Deep Ellum boasts a one-of-a-kind music scene which has sponsored a recent resurgence in art studios, cafes, restaurants and boutique retail.
The project site is situated just to the south of the neighborhood’s primary mercantile thoroughfares – Elm Street, Main Street and Commerce St. – and, when paired with a nearby 5-story apartment building to the north, our new Deep Ellum building’s 6-7 story mass effectively frames the primarily 1-2 story neighborhood, providing unparalleled opportunities for views into and over Deep Ellum to the towers of Downtown Dallas beyond.
The Deep Ellum building is a podium project and will consist of Type 3A construction over Type 1A construction. There will be one level of below-grade parking and one level of above-grade parking. The ground level will comprise of walk-up apartment units, retail, leasing offices and a lobby as well as several flexible spaces intended to accommodate different events. Above the podium, there will be 5 levels of residential apartments and amenity space with two courtyards atop the podium, one with a pool.
The 330,000 sf project will contain approximately 215-units with an estimated completion date of April 2018.
